At first glance, two condos in the same building can look almost identical. They may have the same floor plan, similar square footage, the same number of bedrooms, and access to the same amenities. Yet one unit can sell for significantly more than another.

The reason is that condo value is influenced by much more than size and layout.

One of the biggest factors is the view. A unit facing a park, open space, water, or a quieter area can often attract more interest than a unit facing another building or a busy road. Buyers are not only purchasing the interior space — they are also buying the everyday experience that comes with it.

Floor level also plays an important role. Higher floors often appeal to buyers because of better views, more privacy, less street noise, and additional natural light. However, preferences can vary depending on the building and the buyer.

The condition of the unit is another major difference. Two condos may have the same layout, but one may have updated finishes, modern appliances, better lighting, and a well-maintained interior. Small details can create a completely different impression during a showing.

Monthly costs can also affect value. Buyers often look beyond the purchase price and consider maintenance fees, what those fees include, and the overall financial health of the building. A lower-priced unit may not always be the better deal if ongoing costs are higher.

Parking and storage are additional features that can create a price gap. In many buildings, an included parking space, locker, or extra storage can make a unit much more attractive.

Even the location within the building matters. A corner unit may offer more windows, better airflow, and fewer shared walls. A unit near elevators, garbage rooms, or mechanical areas may be less appealing to some buyers.

The biggest mistake is assuming that all condos are worth the same just because they look similar on paper.

A condo is not only about square footage — it is about lifestyle, convenience, future resale potential, and how buyers feel when they walk through the door.

Sometimes the smallest differences create the biggest price changes.
